By accessing or using this website, purchasing any product, or engaging our services, you confirm that you are at least 18 years of age, have the legal capacity to enter into a binding agreement, and agree to comply with these Terms of Use in full.

If you do not agree with any part of these Terms, please do not use our website or purchase our products. Your continued use of this Site following any updates to these Terms constitutes acceptance of the revised Terms.

ADU Guide Purchase & No-Refund Policy

Cornerstone Capital Development Services offers The Complete ADU Planning & Build Guide — a comprehensive digital PDF document — for a one-time purchase price of $39.

All Sales Are Final — No Refunds

The $39 ADU Guide is a digital PDF product delivered immediately upon purchase. All sales are final and non-refundable. Because the Guide is an instantly accessible digital download, we are unable to "un-deliver" the product once it has been transmitted to you. By completing your purchase, you acknowledge and agree that no refund will be issued under any circumstances.

This policy is consistent with industry-standard practices for digital goods and is disclosed clearly before you complete checkout. If you have questions about the Guide's contents before purchasing, please contact us first — we're happy to answer them.

What you receive with your $39 purchase:

  • Immediate digital access to the full PDF guide via the download link provided at checkout and by email.
  • A comprehensive ADU planning workbook covering California zoning, permitting, design, construction, and financing.
  • Zoning & setback checklists, cost estimator worksheets, contractor vetting templates, and a financing guide.
  • One personal-use license for the purchaser only (see Section 5 — Intellectual Property).

What is not included:

  • Professional consulting, design, permitting, or construction services (available separately — see our services page).
  • Legal or financial advice. The Guide is for educational and planning purposes only.
  • Guaranteed approval of any permit, design, or construction project.

Before you buy: If you have any questions about whether the ADU Guide is right for your situation, please reach out to our team before purchasing. We'd rather answer your questions upfront than have any buyer's remorse after the fact — that's just the right thing to do.

Professional Services

In addition to the ADU Guide, Cornerstone Capital Development Services offers professional services including architectural design, permit filing, full turnkey construction, land use consulting, project management, and one-on-one ADU consultations. These services are governed by separate written agreements or proposals and are subject to individual pricing, timelines, and scopes of work.

Specific refund, cancellation, and payment terms for professional services will be outlined in the written service agreement or proposal provided prior to commencement of work. Unless otherwise specified in writing, deposits for professional services are non-refundable once work has begun.

  • Service pricing is listed on our Services page as starting points; final pricing depends on project scope.
  • Cornerstone Capital Development Services operates as a licensed California General Contractor. Work is performed in compliance with applicable California law and building codes.
  • We reserve the right to decline any project that conflicts with our values, capacity, or professional judgment.

Website Use

You are granted a limited, non-exclusive, non-transferable license to access and use this website for personal, non-commercial purposes. This license does not include:

  • Reproducing, duplicating, copying, or reselling any portion of the Site or its content.
  • Using automated tools (scrapers, bots, crawlers) to collect data from this Site.

ADU Guide License: Your purchase of the $39 ADU Guide grants you a single-user, personal-use license only. You may not:

  • Reproduce, distribute, resell, or share the PDF in whole or in part with others for commercial purposes.
  • Post, upload, or share the PDF on any website, social platform, file-sharing service, or group forum.
  • Modify, adapt, translate, or create derivative works from the Guide without written permission.

Unauthorized reproduction or distribution of the ADU Guide constitutes copyright infringement and may subject you to legal action. If you'd like to use content from the Guide for educational or organizational purposes, please contact us to discuss licensing options.

In plain terms: You bought it for yourself — great! Use it fully and freely for your own project. Just don't share it, sell it, or post it. That's the honest thing to do, and it protects the work we put into building it.
